Questions you should ask before hiring a foundation leveling company.
What types of foundations are you experienced in leveling?
At First Choice Improvement, we have more than 30 years experience in leveling slab and “pier and beam” foundations, each requiring their own unique set of skills.
WHAT IS A CONCRETE PIER?
The concrete piers we install consist of multiple 12 inch cylinders that are rated up to 9,000 psi.
WHAT ARE THE ADVANTAGES OF CONCRETE PIERS?
- They can be designed to carry virtually any load.
- They don’t deteriorate like other types of leveling methods.
- They are typically less expensive than other methods.
IS THERE A WARRANTY?
First Choice Improvements offers a transferable Lifetime Warranty on all whole house foundation projects. We are also backed by The Good Contractors List $10,000 guarantee. See our profile at TheGoodContractorsList.com for more information.
HOW DO I KNOW THE WARRANTY WILL BE GOOD?
We have a third party guarantee from The Good Contractors List stating that the job will be done right, or they will spend up to $10,000 to fix the problem. Our track record shows that the job will be done right, and if adjustments are needed, we will be there to address the issue. But isn’t it nice to know that there is a 3rd party that is so confident in our work that they have backed us with a $10,000 guarantee?
HOW LONG DO CONCRETE PIERS LAST?
For the life of the home.
HOW ARE THEY INSTALLED?
A “man sized hole” is dug near the house. Using a hydraulic press, the piers are pushed into the ground to the appropriate depth. The house is then leveled one section at a time, and “shimmed” to ensure it maintains the “level.”
WHAT IF I NEED PIERS IN MY HOUSE?
We try to avoid placing interior piers at all cost, but sometimes they are needed. If that is the case with your home, we will take the necessary precautions to contain the dust and mess to a relatively small area. A small hole will be created in the foundation, and the piers inserted. It has been our experience that less than 10% homes we level need interior piers. Why? The outside walls, which is where the majority of the weight is, tend to drop first instead of the interior of the home.
HOW LONG WILL IT TAKE TO LEVEL MY HOUSE?
The typical foundation project will take 2 days.
WHEN SHOULD I CALL?
The longer you wait the more damage your home will sustain. We have seen everything from hair line cracks in the sheetrock to cracks in bricks big enough to stick your hand in. In extreme cases, windows can crack, water pipes in the foundation can break, and the slab can crack. If you do have a foundation problem, it will not get better with time. Just like a medical condition, it’s better to treat it before it has time to do more damage.
